Balcony Leak Detection Gold Coast

Water coming through a ceiling or into the unit below a balcony usually means failed waterproofing, a blocked or poorly sealed drain, or a leaking door sill. We find which one with flood testing, moisture mapping and thermal imaging, without lifting tiles, and give you a report your builder, body corporate or insurer can act on. From $398 inc. GST for the first visit.

Balcony leaking right now?

  1. Clear the balcony drain and floor waste of leaves and debris so water can get away.
  2. Put towels or a bucket under any drip below and move furniture and electrics away.
  3. Switch off power to any light fitting that water is coming through.
  4. Take photos of the damage for your insurer or body corporate, then call us on 1300 346 353. Our phone line is open 24/7.

Why balconies leak on the Gold Coast

Coastal balconies take a lot of punishment: heavy summer storms, salt air, and full sun on tiles and membranes. The most common causes we find are a waterproofing membrane that has failed or was never properly turned up the walls, floor wastes that sit higher than the tiles around them, sliding door sills without a proper upturn, and balustrade fixings that have pierced the membrane.

White crusty deposits (efflorescence or calcification) on the tiles or the ceiling below are a sign water has been getting into the screed for some time.

How we test a balcony

Moisture and thermal readings on a tiled balcony

Moisture mapping

We map where the slab and ceiling below are wet to see how far water has travelled.

Efflorescence on a tiled balcony

Flood testing

Sections of the balcony are flooded in turn to show which part is letting water through.

Corroded balustrade base plate on a balcony

Drains, sills and fixings

We check floor wastes, door sills and balustrade fixings, the usual weak points.

Call or book online. Tell us what you're seeing. You get the price before we book and a 2-hour arrival window.

Step 2

We test, not guess. The technician uses the right method for your leak and doesn't dig, drill or lift tiles to find it.

Step 4

You get the report. Photos, test results, cause and repair scope for your plumber, builder, strata manager or insurer.

Balcony flood testing and pricing

The first visit is $398 inc. GST. Some balconies need a two-stage flood test, where the balcony is flooded on the first visit and the ceiling below is checked the next day; if yours does, we'll explain and quote the follow-up visit before booking. Please clear the balcony of furniture, planters and debris before we arrive.

Insurance and your water bill

Insurance-ready report

Your report shows the leak's location and cause with photos and test results, which is what insurers and loss adjusters ask for. Many home and strata policies cover the cost of finding a leak that has caused damage, but it depends on your policy, so check with your insurer.

High water bill

Gold Coast homes are billed by the City of Gold Coast, and Tweed homes by Tweed Shire Council. If a hidden leak pushed your bill up, ask them whether you can apply for a leak adjustment. Our report gives them the evidence of where the leak was. Read our guide to claiming a water bill leak credit.

Repairs: our visit is about finding the leak. We mark it, explain the cause and give you the report. If you'd like us to fix it, we'll quote the repair and return at another time to complete it, often with trusted independent trades. Many plumbers, builders and property managers do their own repairs from our report.

What happens if you can't find the leak?

We offer Found or you don't pay: if we can't find the leak you booked us for, you don't pay for the inspection. Conditions apply; see our guarantee terms.

Do you fix balcony leaks?

Yes, if you'd like us to. We quote the repair separately and return at another time to complete it, often with trusted independent waterproofing trades.
