Finding intermittent roof leaks
A roof that only leaks in a storm from one direction is hard to diagnose when the sun is out. We recreate the conditions with controlled water testing, working section by section from the lowest point up, while watching the ceiling with a thermal camera. UV dye shows exactly where water travels, and a drone survey checks flashings, box gutters and penetrations that aren't safe to walk to.
Box gutters and overflows
On flat and low-pitch roofs, box gutters that can't drain fast enough are a common cause of water coming inside during flash storms. We check the size and condition of outlets and overflows and note anything that looks undersized in the report.
Roofing compliance
Where we see roofing or flashing work that doesn't appear to follow the National Construction Code or the relevant Australian Standards, our report notes it and recommends that a licensed roofer or plumber checks it, which builders and insurers often ask for.

Your report shows the leak's location and cause with photos and test results, which is what insurers and loss adjusters ask for. Many home and strata policies cover the cost of finding a leak that has caused damage, but it depends on your policy, so check with your insurer.
High water bill
Gold Coast homes are billed by the City of Gold Coast, and Tweed homes by Tweed Shire Council. If a hidden leak pushed your bill up, ask them whether you can apply for a leak adjustment. Our report gives them the evidence of where the leak was. Read our guide to claiming a water bill leak credit.
