Why do property managers need a leak detection specialist rather than a general plumber?

A general plumber can fix a leak once it's found. Finding a hidden leak is a different job. Leaks behind tiles, under slabs, inside walls or through balcony membranes often show up metres away from where the water is actually getting in. Without the right equipment, the usual result is exploratory demolition, a second callout, or a repair that doesn't stop the leak — and the landlord gets billed for all of it.

Our technicians use non-invasive methods to pinpoint the source before anything is opened up:

  • Electro-acoustic listening devices for pressurised water pipes

  • Tracer gas (hydrogen) for pipes that can't be heard

  • Thermal imaging to map moisture behind walls and ceilings

  • Moisture surveys and dye testing for showers, bathrooms and wet areas

  • Flood testing of balconies to check waterproofing

  • CCTV drain cameras for underground drainage

For a property manager, that means fewer return visits, less damage to the property, and a clear answer you can put in front of the landlord.

How does the process work for real estate agents?

  • Send the work order. Email your work order to admin@1300findleak.com.au with the property address, the renter's contact details and any photos, or submit it through our work order portal.

  • We book access with the renter. Our office contacts the renter directly and confirms a time that suits them. You're copied in.

  • Inspection and diagnosis. A licensed technician finds the source of the leak using non-invasive equipment and identifies the root cause.

  • Written report. You receive a report with findings, photos, thermal images, compliance notes and repair recommendations, ready to forward to the landlord or insurer.

  • Repairs and follow-up. We quote the remedial work ourselves or refer a qualified trade, then follow up to confirm the leak is fixed.

  • Invoice on 30-day terms. Invoiced to your agency account with the work order number.

Do you do the repairs as well?

Sometimes — it depends on the job. We carry out specific remedial works ourselves: shower re-grouting and sealing with epoxy grout, balcony waterproofing fixes including Z-flashing, and building leak rectification. For work outside that scope — roofing, full waterproofing membrane replacement, or major plumbing — we refer a qualified trade from our network, review the scope and quote with you, and follow up after the repair to confirm the leak is resolved.

We don't do general maintenance plumbing such as dripping taps, blocked toilets or hot water installations, and we don't do "silicone-only" patch repairs that don't meet Australian Standards.

What's in the leak detection report?

Each job comes with a written report that you can send to the landlord, the insurer or the repairing trade. It includes:

  • Where the leak is and what's causing it

  • Photos, thermal images and test readings as evidence

  • Defects found, with reference to the National Construction Code and Australian Standards (such as AS 3500 plumbing and AS 4654 waterproofing) where relevant

  • Recommended repairs and the scope of work

  • Maintenance recommendations to prevent the leak coming back

How quickly can you attend an urgent leak in a rental?

We offer same-day service, and our emergency line (1300 346 353) is answered 24/7.

Speed matters for property managers. In Victoria, a burst water service, a serious roof leak, a gas leak and flooding are all classed as urgent repairs under rental law, and the rental provider must arrange them immediately. If a rental provider doesn't act quickly, Victorian renters can arrange urgent repairs themselves up to $2,500 and ask to be reimbursed within 7 days (Rental Dispute Resolution Victoria). NSW and Queensland have similar urgent repair rules. Getting a specialist in on the same day keeps the repair under your control and gives you a documented record of the response.
