Shower leaking right now?
- Stop using the shower. Every shower pushes more water into the floor, walls and the room or unit below.
- Pull back wet carpet or rugs, move anything that can stain, and run a fan or air conditioner so the area starts to dry. In Gold Coast humidity, mould can start within days.
- If water is coming through a ceiling near a light fitting, switch off the power to that circuit. In a unit, let your body corporate manager and the owner below know.
- Take photos for your insurer, then call us on 1300 346 353. Don't regrout or reseal yet, as it can hide the leak during testing.
Why shower leaks are so hard to find on the Gold Coast
Water from a leaking shower rarely appears where it gets out. It can escape through cracked grout or silicone, a failed waterproofing membrane under the tiles, a loose floor waste or puddle flange, or a pipe and mixer inside the wall, then travel along the slab or timber frame before it shows up as damp carpet in the hallway or a stain on the ceiling below.
The Gold Coast adds its own problems. Thousands of showers sit above other apartments in high-rise and low-rise towers from Surfers Paradise to Coolangatta, so a leak often shows up in someone else's unit first. Warm, humid weather means mould grows quickly behind tiles and in wall cavities, and stone and large-format tiles in newer bathrooms are expensive to replace on a guess. A leaking shower floor or wall usually only leaks while the shower is running, so it rarely shows on your water bill. A pipe or mixer leaking inside the wall runs all the time and can push your bill up. Our report tells you which one you have.
City of Gold Coast supplies water in most Gold Coast suburbs. Leaks on your side of the meter are the owner's responsibility. If a concealed leak has pushed up your bill, council's concealed water leak policy may reduce the amount you pay, once the leak has been repaired by a licensed plumber. Will you pull up tiles to find my shower leak?
No. We find the leak first with thermal imaging, moisture mapping, UV tracer dye and controlled water tests on each part of the shower: the floor waste, base, walls, screen and the pipes in the wall. We mark exactly where water is escaping, so only the failed part needs to be repaired.

How do I know if my shower is leaking?
Common signs are damp or mouldy carpet or skirting next to the bathroom, tiles that sound hollow or lift, grout or silicone that keeps cracking, a musty smell, swollen door frames, and a stain or bubbling paint on the ceiling or unit below. If you see one of these, stop using the shower and book a test before the damage spreads.
Is it the grout, the waterproofing or a pipe?
It can be any of them, which is why we test each part separately. Water through cracked grout or silicone usually means a tired seal or a failed membrane underneath. Damp that appears even when the shower hasn't been used points to a pipe or mixer leaking in the wall. Our report tells you which one it is.
Do you repair shower leaks as well?
Yes, if you'd like us to. Our first visit is about finding the leak: we mark it, explain the cause and give you a report. Many plumbers, waterproofers, builders and body corporate managers then do their own repairs. If you want us to fix it, we'll quote the repair and return at another time to complete it, often with trusted independent trades.
My shower is leaking into the unit below. Who pays?
It depends on where the leak is. A failed membrane or pipe inside your lot is usually the owner's responsibility, while some building elements are common property managed by the body corporate. We test each source, including the unit above where needed, and our report shows where the water is coming from so the owners, body corporate and insurers can sort out responsibility.
