Water coming through the ceiling right now?

  1. Put a bucket under the drip and move furniture, rugs and electronics away from the water.
  2. If the ceiling is sagging or water is near a light fitting, switch off power to that area and keep clear.
  3. Take photos for your insurer or body corporate manager, then call us on 1300 346 353, 24/7. Don't climb onto a wet roof.

Why roof leaks in Brisbane are so hard to find

Rain rarely comes through the ceiling directly below where it gets in. It runs along tiles and metal sheets, then along sarking, battens and rafters, sometimes for several metres, before it soaks through the plaster. That is why patching the spot above the stain so often fails.

Brisbane's weather and housing make it harder still. Heavy summer storms push wind-driven rain under flashings and laps and overflow box gutters, so a roof may only leak in certain storms. Queenslanders with long verandah roofs, post-war homes with tiled roofs and apartment blocks with flat membrane roofs each tend to fail in different places, so we test each likely entry point rather than guess.

Roof leak detection services in Brisbane

Technician inspecting a tiled roof for a roof leak in Brisbane

Tiled, slate and terracotta roofs

Cracked or slipped tiles, worn pointing, rusted valley irons and failed ridge caps. We check from inside the roof space and from above, then water test the suspect area.

UV tracer dye glowing at a roof edge during a roof leak test

Metal roofs and flashings

Worn screw washers, rusted or lifted sheets, open laps, failed flashings and leaking pipe and flue penetrations. Water can travel metres along a sheet before it drips.

Failed waterproofing membrane at the edge of a flat roof

Box gutters, parapets and flat roofs

Blocked or undersized box gutters, missing overflows, parapet cappings and split membranes on terraces, extensions and apartment buildings.

Tiled balcony with a glass balustrade checked for a balcony leak

Balconies and decks

Failed membranes, poor falls, leaking door sills and perimeter flashings let water into the room or unit below. We map the moisture and flood test to prove the source.

Roof space with pipes and rafters inspected for a roof leak

Roof space inspections

We follow the water trail across sarking, rafters and insulation with thermal cameras and moisture meters, so we know where to look outside.

Drone inspection over a flat commercial roof

Drone and body corporate inspections

Our drone photographs roofs that are steep, fragile or too high to walk, including apartment and commercial roofs, and the report shows body corporate managers exactly where the problem is.

Watch: finding an intermittent roof leak

In this video from one of our Melbourne jobs, we investigate a roof that only leaked in heavy rain at a newly built home in Beaumaris, Melbourne. The ceiling was dry when we arrived, so we used thermal imaging and a controlled water test on the roof section above. We found a spreader sitting over a sheet lap and an apron flashing with only 60 mm of cover, well short of the recommended 150 mm, which let water in during heavy rain. We use the same methods on roofs across Brisbane.

Roof leaks, storms, body corporates and insurance

Insurers and body corporate managers usually want to know where the water is getting in and why before they approve repairs. After a storm, our report gives them the entry point, the cause and photos, so the right trade fixes the right spot.

In apartment buildings, a leak into a top-floor unit often comes from the common roof, a box gutter or a balcony above. Who pays can depend on where the leak starts, and our report helps your body corporate manager decide who fixes what.

Homeowners, landlords and body corporates

We work for homeowners, landlords, property managers, body corporate managers, builders and businesses across Brisbane, Ipswich, Logan and the Redlands.

Roof leak detection Brisbane FAQs

How much does roof leak detection cost in Brisbane?

$398 inc. GST for the first hour on site across Brisbane, Ipswich, Logan and the Redlands, then $168 an hour if more time is needed. We'll tell you before going past the first hour.

Why is my ceiling leaking when the roof looks fine?

Water often gets in well away from the stain. It can run along a sheet, batten or rafter for several metres before it drips through, and faults like a worn screw washer or a cracked flashing are hard to see from the ground.

Can you find a roof leak when it isn't raining?

Usually, yes. We use controlled water testing to recreate the rain on one section of roof at a time, while moisture meters and thermal imaging show where the water travels inside.

Why does my roof only leak in some storms?

Brisbane's summer storms bring heavy rain and strong wind in a short time. Wind-driven rain can be pushed under flashings and laps, and box gutters can overflow when they can't drain fast enough, so the leak only shows in certain conditions.

Will the report help with an insurance or body corporate claim?

Our report shows where the water is getting in, the likely cause and photos, which is what insurers and body corporate managers usually ask for. Whether a claim is accepted is up to your insurer.

Do you repair the roof as well?

Yes, if you'd like us to. Our first visit is about finding the leak: we mark it, explain the cause and give you a report. Many roofers, builders and property managers then do their own repairs. If you want us to fix it, we'll quote the repair and return at another time to complete it, often with trusted independent trades.
