How much does roof leak detection cost?
Roof leak detection costs $398 inc. GST for the first hour on site in metro Melbourne, Sydney, Brisbane and the Gold Coast. If more time is needed, extra time is $198 per hour in Victoria and $168 per hour in Sydney, Brisbane and the Gold Coast, and we'll tell you before going past the first hour. The written report with photos is included. Prices outside the metro areas are based on travel time:

What affects the cost?
- How many leaks there are. A single leak on one line is the simplest job. Several leaks, or several lines to test, take longer.
- Access. Apartments and strata buildings may need access to the unit above or below, the roof or a plant room.
- Location. Areas outside metro Melbourne, Sydney, Brisbane and the Gold Coast have their own first-hour price, shown above.

Common questions
Can you find a leak when it isn't raining?
Yes. We recreate the rain with controlled water testing, one section of the roof at a time, until the leak shows inside.
My roof only leaks in heavy storms. Can you still find it?
Yes. Intermittent leaks often come from flashings, box gutters or wind-driven rain through walls. Testing each area separately shows which one it is.
Do you go on the roof?
Where it's safe, yes. On steep or high roofs we may use a drone or test from a ladder and from inside the roof space.
Do you repair the leak as well?
Yes, if you'd like us to. Our first visit is about finding the leak: we mark it, explain the cause and give you a report. Many plumbers, builders and property managers then do their own repairs. If you want us to fix it, we'll quote the repair and return at another time to complete it, often with trusted independent trades.
