How much does a pre-purchase plumbing inspection cost?
A pre-purchase plumbing inspection costs $598 inc. GST for the first hour on site in metropolitan Melbourne, Sydney, Brisbane and the Gold Coast. If more time is needed, extra time is $198 per hour in Victoria and $168 per hour in Sydney, Brisbane and the Gold Coast, and we'll tell you before going past the first hour. The written report with photos is included, usually within 1 to 3 days.

What affects the cost?
- Size of the property. More bathrooms, levels and wet areas take longer to check.
- Balconies and the roof. Each balcony is checked, and the roof is checked where safe access allows.
- What we find. If a leak needs further testing to pinpoint, we'll tell you before going past the first hour.
- Location. Prices above are for the metro areas. Outside them, ask us for a quote.

Common questions
Is this a full building inspection?
No. It's a plumbing and leak inspection that checks for hidden water leaks, leaking wet areas and visible plumbing defects. A building inspector covers structure, pests and general building defects.
Do you repair the leak as well?
Yes, if you'd like us to. We find and mark the leak and give you a report, then quote the repair and return at another time to complete it, often with trusted independent trades. Many plumbers, builders and property managers do their own repairs from our report.
