Why leaks are hard to find in The Basin
The Basin is a foothill suburb in the City of Knox, about 31 km east of the Melbourne CBD, at the base of the Dandenong Ranges. About 4,500 people live here (2021 Census). It is known for The Basin Triangle shops, Doongalla Forest in the Dandenong Ranges National Park, Miller Park and the climb up Mountain Highway.
Most homes were built from the 1950s to the 80s on sloping, leafy blocks, with ageing copper and galvanised pipes and hot water connections well past the age when leaks start. Large trees send roots into pipes, rain runs off the ranges, and green-wedge acreage has long supply lines where a leak can soak away downhill. The first sign is often a higher water bill, a soggy patch below the house, damp walls or a meter that never stops. We find the exact source, so only a small area needs to be opened for the repair.

High water bill?
Depending on your street, water in The Basin is supplied by Yarra Valley Water or South East Water, and your bill shows which. Leaks on your side of the meter are the owner's responsibility. If a hidden leak has pushed up your bill, your retailer may be able to help under the Victorian water industry guideline for undetected leaks, once the leak has been repaired promptly by a licensed plumber. Our report shows where the leak was and what caused it, which supports your application. Download our free leak credit claim checklist.

The Basin leak detection FAQs
How much does leak detection cost in The Basin?
It starts from $398 inc. GST for the first hour on site, including thermal imaging, acoustic and tracer gas equipment and an insurance-ready PDF report. Extra time, if needed, is $198 per hour. Most single leaks are found within the first hour, and we give you a free phone quote before we book.
How do I know if I have a hidden water leak?
Turn off every tap and water-using appliance, then check your water meter. If the dial is still moving, water is escaping somewhere. Other signs include a higher water bill, damp walls or skirting boards, a musty smell, mould or warm spots on a tiled floor.
Do you offer emergency leak detection in The Basin?
Yes. Our emergency line runs 24/7 on 1300 346 353. Same-day appointments are often available across The Basin, Boronia, Bayswater and Knox.
Can you find a leak on a large, bushy or sloping block?
Yes. On big or hilly blocks, a leak in a long supply line can soak away downhill or into the bush without a wet patch. We use acoustic ground microphones and tracer gas to follow the pipe and pinpoint the leak, so only a small hole needs to be dug for the repair.
Can tree roots cause a hidden water leak?
Yes. Roots from large trees can crack or push apart water and sewer pipes, especially in older clay and copper lines. We trace the leak with acoustic listening and tracer gas, and can check sewer lines with a CCTV drain camera.
Will my report help with an insurance claim or a high water bill?
Yes. Every job includes a PDF report with photos, readings and the cause of the leak. Insurers use it to assess resultant damage claims, and it supports an application to water for help with a bill caused by a hidden leak.
