Roof Leak Balwyn

The owners of this 2 year old house were experiencing water dripping from below the eaves from the first floor only during heavy rain. Inspection and testing determined the storm water spreader from the top roof is non compliant.

  1. It has no end cap of minimum 50%, the first hole is to close to the wall and it’s not long enough.

  2. Due to the low tile profile any gaps or lifting increases exposure to ingress. Even though there is sarking underneath, water will not flow efficiently at the battens and back flow at the overlaps. Lead flashing requires extending underneath the spreader.

  3. There are only 2 downpipes on the side of the house serving both roofs and the gutter on the high side below the spreader, may require an extra downpipe to handle heavy flow.
